Frequently Asked Questions

Do I need approval to build a shed in Queensland?

Yes, all sheds in North Queensland in cyclonic areas require building approval to ensure they comply with National building codes and regulations. Only non-cyclonic areas in Queensland allow shed under 10m2 and 2.4m to be built without an approval.

What factors determine if I need a building approval for my shed?

The need for approval depends on several factors, including wind speed, the size and height of the shed, its intended use, its location on your property, and local council regulations.

What is the maximum size of a shed that doesn’t require building approval?

In a cyclonic area, ALL sheds regardless of size require a building approval. If it has a roof, it’s a potential missile and needs to be correctly constructed and approved. Only non-cyclonic areas in Queensland allow shed under 10m2 and 2.4m to be built without an approval.

Do I need council approval to build a shed in a cyclone-prone area like Cairns?

Yes, in cyclone-prone areas, sheds must meet specific structural standards to ensure they can withstand high winds and other extreme weather conditions. Building approval is required to ensure these standards are met.

What are the setback requirements for building a shed on my property?

Setback requirements in Council Planning Schemes and the QLD Development codes dictate how far your shed must be from property boundaries and other structures. These requirements vary by council and are designed to maintain safety and aesthetic standards. See our How Close to Boundaries and the Front of My Property Can I Build My Shed Blog for further assistance.

Can I build a shed on a flood-prone property?

Yes, there are no requirements for non-habitable building to be built above flood immunity levels.

What documents do I need to submit for shed approval?

Typically, in addition to the form 2 building application form and engagement form, you will need to provide detailed plans of your shed, including site plans, structural drawings, and specifications with a engineering design certificate form 15. You may also need to provide proof of ownership and any other documentation required by your building certifier.

How long does it take to get building approval for a shed?

The approval process can vary depending on the complexity of your project and the workload of your certifier and whether a siting variation or code assessment is required. Generally, it can take anywhere from a day to several weeks.

Can I use my shed for commercial purposes?

Using a shed for commercial purposes may require additional approvals depending on your zoning and compliance with different regulations. It’s important to consult with your certifier to understand the requirements for commercial use.

What happens if I build a shed without approval?

Building a shed without the necessary approvals can result in fines, legal action, and orders to remove or modify the structure. It’s essential to obtain the proper approvals to avoid these issues.

Who can help me with the shed approval process?

A licensed building certifier can assist you with the approval process, ensuring that your shed meets all relevant building codes and regulations. They can also provide guidance on necessary documentation and inspections.
